Brad Kappel’s Home of the Week: Waterfront Living in Poplar Point

Effortless waterfront living, meets refined design.
48 Poplar Point is an updated home on a serene lot with approximately 350 feet of shoreline and panoramic views across the South River. Nearly every room faces the water, with views from the light-filled interiors, expansive deck, and waterside pool.
The open layout offers vaulted ceilings, multiple fireplaces, and a natural flow between everyday spaces and private retreats — including several spacious bedroom suites, guest rooms, and a dedicated office.
A wooded path winds to a fire pit overlooking the water, while the private deep-water pier features four slips, a boat and jet ski lift, and room for a 70' yacht.
Modern systems like radiant heat, efficient HVAC, and a whole-house generator make the home truly turn-key.
Located in the South River school district and minutes from Annapolis, this is a rare chance to enjoy privacy, comfort, and the Chesapeake lifestyle.

THE DIGEST
What’s next for AACS after selling the Bestgate Road campus
Sometimes it just makes sense to merge things together, like peanut butter and jelly. Or for Annapolis Area Christian School: middle school and high school. The local independent school recently sold their middle school campus on Bestgate Road to St. Mary’s Parish. Now the plan is to move middle school operations to the high school in Severn. This will put about 900 students across grades 6 through 12 on the same 80 acres, though middle schoolers and high schoolers will only overlap when it comes to shared spaces like performing arts and athletic facilities, as well as a few classes offered at both levels.
Ultimately, the merger saves the school a half mil on top of the $8.5 million they already secured. The middle school will remain at its Annapolis campus through the end of the upcoming school year, and the merger will take place over the summer of 2026. ($)

Dog of the Week: Meet Piper 🐾

For our dog lovers who watched 101 Dalmatians on repeat as kids, we’ve got the pup for you! Piper (with those kind eyes and signature black spots) is a real-life version of Perdita. 🖤🤍Besides Dalmatian, girlfriend has some Terrier and American Pit Bull in her. This eight-year-old lady still has plenty of energy for regular exercise and makes the perfect walking/running buddy. Pros: Piper is already housetrained. Like fellow firefighting mascots, she’s friendly, loyal, and smart. Cons: she’s not a fan of other animals and prefers a household without young kids. If that fits your lifestyle — have yourself a meet cute (without falling in a pond) at the SPCA.
📅 Piper has been at the SPCA since March 2023.
Capital names Jaden McDuffie the Athlete of the Year
As South River High School student Jaden McDuffie looks forward to his senior year, he does so with a huge honor: boys high school Athlete of the Year according to the Capital Gazette. Jaden, who committed to play football at Northwestern his junior year, started his athletic career with a lot of promise in basketball, but football ultimately became his focus. South River tailored its offense to find him his junior year, and he received offers from Division I schools like Navy and Temple before settling on Northwestern. On top of all that, Coach Steve Erxleben praises Jaden for being “the same person and leader” no matter how a game is going. ($)

Closer look: Anne Arundel’s Q1 economy
The Anne Arundel Economic Development Corporation (AAEDC) has released its Q1 economic indicators report, with some interesting findings - and many expected outcomes. While home sales dipped slightly, the price of homes went up significantly. Unemployment is up, but still significantly lower than the national average. Real estate is down a bit, but the median price for a home is up. Interested in the numbers? Click here.
Young El Oso superfan finds a happy ending via Facebook
El Oso, the former Mexican takeout restaurant at Naval Bagels, has lots of superfans, but possibly none more passionate than young Jacob. Crushed when his mother explained that his favorite spot closed for good, he got ambitious and created a business plan to save the restaurant and bring back his favorite tacos, guacamole, and chicken and fries to the good people of Annapolis.
We have to hand it to Morgan Mills, office manager at Naval Bagels who used to manage El Oso as well, for seeing the post on Facebook and recognizing boss material when she saw it. When Mills heard about Jacob’s love of quality burritos, she reached out to Jacob’s mom and offered an El Oso chef’s coat, stickers, hat, and thank-you note from the whole team. We hope Jacob makes good on his plan to go to college and study business, because we, too, miss El Oso. Until then, we’ll pick up the El Oso burrito Naval Bagels has on the menu as an homage.

Let’s celebrate the Thomas Point Shoal Lighthouse 🌊

She’s a beaut, ain’t she? Even at the ripe old age of 150, the iconic Thomas Point Shoal Lighthouse still takes our breath away. The Anniversary Celebration on August 9 at Navy-Marine Corps Memorial Stadium raises funds to protect this historic gem from rising seas — so the light shines for generations to come. The United States Lighthouse Society and Visit Annapolis are hosting the celebration from 6:30—9 PM with live music from the Eastport Oyster Boys, dinner, a wine pull, and door prizes. Party with VIPs like Governor Moore, Mayor Buckley, and Master of Ceremonies/historian/author David Gendell. IMO, the coolest part will be a video by the late Jimmy Buffett. What will the “Cheeseburger in Paradise” singer have to say? We need answers. 🎟️ Get tickets.
